Fascia, Soffit and Guttering Prices: What a Quote Should Include

Replacing fascias, soffits and guttering on a whole house costs £1,400 – £3,400 depending on house size, material and access. Per metre, expect £50 – £90 for full uPVC replacement supplied and fitted, £90 – £150 for aluminium, and £25 – £45 per metre for capping over existing timber.

Full replacement or capping over?

Capping boards fixed over existing timber run roughly half the price of full replacement — and they are only legitimate if the timber underneath is genuinely sound. Probe a few sections first: soft, flaky or dark-stained boards mean rot, and capping over rot just hides it until it resurfaces through the new boards within a few years. A reputable installer tests the timber and tells you which your house needs; be suspicious of anyone quoting capping sight-unseen.

Full replacement also fixes the problems capping cannot: felt ends that have perished at the eaves, missing eaves trays that let water run behind the gutter, and ventilation the original build never had. If the roof covering is being replaced anyway, full replacement is almost always the right call.

uPVC vs aluminium vs timber

uPVC dominates for good reason: £50 – £90 per metre fitted, no painting, and a 20+ year service life. Aluminium costs £90 – £150 per metre but suits contemporary builds and outlasts uPVC. Timber is cheapest to buy but needs repainting every few years — over 20 years it costs the most. Coloured or woodgrain uPVC sits 15 – 25% above white.

What a proper quote lists

  • Full removal or capping — stated explicitly, not implied by the price
  • Fascia and soffit material and colour: white/coloured uPVC, timber or aluminium
  • Guttering profile and size, downpipes, and whether the old guttering is replaced
  • Eaves protection — felt support trays — bird combs and eaves ventilation
  • Access: scaffold, tower or whether 'from ladders' is proposed
  • Waste disposal, rafter-end repairs and making good

Why access dominates the price

The boards and gutters themselves are cheap — the cost is working safely at height for two or three days. On a two-storey house a tower or scaffold bay is realistically needed, adding £400 – £900 to a standalone job. This is exactly why fascia work done during a re-roof is so much cheaper: the scaffolding is already paid for.

Combine it with the re-roof
