Roof Repair Cost

UK roof repair prices: slipped tiles, leaks, repointing, leadwork and flat roof patches — plus when replacement beats repair.

Most roof repairs cost £150 – £800 including a call-out. Small tile fixes sit at the bottom of that range; chimney work, leadwork and anything needing scaffold sit at the top. Emergency weathering after storm damage typically adds a £150 – £400 call-out.

Typical repair prices

  • Refix slipped tiles: £150 – £300
  • Replace up to 10 broken tiles/slates: £180 – £350
  • Repoint ridge or verge: £250 – £600
  • Lead flashing repair or replacement: £300 – £900
  • Flat roof patch repair: £150 – £450
  • Valley re-lining in lead: £400 – £1,000

Repair or replace?

Repair makes sense while damage is localised and the covering has years of life left. Once leaks appear in several places, the underfelt has perished or tiles are failing across the roof, the arithmetic flips — a £600 repair every winter costs more than a £7,000 replacement with a 10-year guarantee within a few years.

Finding the actual leak

Water travels along felt and timbers before dripping, so the stain on your ceiling rarely sits under the entry point. Good roofers inspect the roof covering, abutments, valleys and flashing rather than guessing. Beware anyone who quotes for a repair without going up to look.

Scaffold vs ladder on repairs

Many repairs are legitimately done off ladders or a tower. Work above gutter height that takes more than a few minutes should use proper access — a roofer quoting very low may simply be planning to work unsafely. Ask how they intend to access the roof.
