Pitched roof coverings cost £15 – £140 per m² supply-only. Concrete interlocking tiles are cheapest at £15 – £35, fibre cement slate £18 – £42, clay plain tiles £25 – £55 and natural slate £45 – £140. Flat roof membranes run £15 – £85 per m² supply, or £40 – £120 fitted.
Concrete tiles
The default choice for UK homes. Interlocking profiles cover a roof quickly at around 10 tiles per m² and last 40 – 60 years. Colours fade over time but performance is reliable. Total installed cost including felt, battens and labour: roughly £80 – £120 per m².
Clay tiles
Machine-made clay tiles cost £40 – £55 per m²; handmade versions reach £85+. They keep their colour for 60+ years and suit period and conservation-area properties. Plain tiles need about 60 per m², so labour costs are higher than interlockers.
Natural slate
Imported Spanish slate starts around £45 – £65 per m²; Welsh slate reaches £140. Lifespan can exceed a century, making slate the cheapest option per year of service on high-value properties. Check rafters can take the weight before switching from lighter coverings.
Flat roof membranes
Three-layer felt £15 – £40 per m² supply, EPDM £35 – £85, GRP £45 – £110. Add £15 – £40 per m² if the OSB deck needs replacing and £25 – £60 for a warm-roof insulation upgrade.
Do not forget the sundries
Breathable felt and battens add £10 – £14 per m². Ridges, verges, valleys, hip irons, leadwork, fixings and adhesives are usually priced separately — on a complex roof these details can add £1,000 – £2,500 to the materials bill.
